More than 20 applications have been received for the first four homes built by One Roof Housing, said Cook County EDA Director Mary Somnis.
“We are nearing completion of the first homes in phase one of the Nordic Star single family home development in Grand Marais,” Somnis said.
Two of the homes will be sold through One Roof ’s Community Land Trust to households earning up to 80 percent of the Cook County Area Medium Income (AMI) for $165,000. Somnis said they have an appraised value of $225,000, or $50,000 below market value.
The other two chalet style houses will be sold to households earning up to 115 percent of the state’s AMI. These houses are appraised at $240,000 but will be sold through the Community Land Trust for $215,000.
Basic features of the four houses include a crawl space, 1,007 square feet of finished space, city sewer, water and electric, propane heat and electric appliances, LP smart siding, and are internet ready.
The more expensive homes include a 24×24 two-car garage. The houses priced at $165,000 will come with a 10×10 shed.
An additional four single-family homes are planned for the fall of 2018 with two more to be built in the summer of 2019. Those houses will be near the first four homes, which are located west of the Homestead Cooperative (219 11th Ave.).
The houses are being developed to address a shortage of workforce housing in the area through a partnership between One Roof Housing from Duluth and the Cook County/ Grand Marais Economic Development Authority (EDA).
