Commissioners approve YMCA architectural review



Cook County commissioners approved a contract with CR-Building Performance Specialists, Inc. (CR-BPS) to determine how to remedy the functional and operational problems occurring at the Y.

The multi-story building is 40,466 square feet and is an addition to the I.S.D. 166 school. It was constructed in 2013.

CR-BPS will look at mechanical and electrical engineering systems and provide estimates of probable construction costs during design phases of the project.

The Y is experiencing problems with being able to control heating, air conditioning and ventilation (HVAC) temperature. There are also water drainage issues in the locker rooms that make it difficult for the staff to keep them dry and clean. The design of the locker rooms also makes it challenging for the staff to keep them clean.

The hot tub area has been closed for two weeks and may be closed for another week so that the ceiling and walls can be repaired because the area wasn’t properly vented when it was built.

Phase 1 investigation will cost from $9,210 to $15,400. Structural testing that may have to be done is estimated to cost $3,000 to $8,000.

CR-BPS will issue a final draft, identifying the problems and include recommendations for repairs. It will also include a strategic remediation plan, a proposed schedule, and probable cost of construction for the recommendations when its work is complete.
